Rates This Calculator Uses
| Document Type | Stamp Duty | Registration Fee | Transfer Duty |
|---|---|---|---|
| Sale Deed | 5% | 1% | 1.5% |
| Gift Deed (close family) | 2% | 0.5% | – |
| Gift Deed (other) | 5% | 1% | 1.5% |
| Mortgage Deed | 0.5% | – | – |
| Lease (up to 10 yrs) | 0.4% | – | – |
| Lease (10–20 yrs) | 0.6% | – | – |
How the Calculation Works
For a standard sale deed, Andhra Pradesh charges three things on the property value: 5% stamp duty, 1% registration fee, and 1.5% transfer duty — a combined 7.5%. So on a ₹50,00,000 property, you'd budget ₹3,75,000 in total charges on top of the price itself.
A family gift deed is far cheaper because the state encourages keeping property transfers within a family transparent — just 2% stamp and 0.5% registration, with no transfer duty. A mortgage is charged only 0.5% on the loan amount, and a lease is charged a small percentage that rises with the lease term. The calculator applies the correct formula automatically when you pick the document type.
Worked Example
| Component | On a ₹50,00,000 Sale Deed |
|---|---|
| Stamp Duty (5%) | ₹2,50,000 |
| Registration Fee (1%) | ₹50,000 |
| Transfer Duty (1.5%) | ₹75,000 |
| Total Payable | ₹3,75,000 |
Things the Calculator Can't Account For
- Circle value vs. sale price: If the official guideline value is higher than your sale price, charges are calculated on the higher figure. Check the circle value under "Market Value Search" on IGRS AP.
- Small fixed fees: Minor charges like user/scanning fees at the Sub-Registrar's office aren't included.
- Special exemptions: Concessions such as the ₹100 inheritance registration for low-value ancestral property, or flood-relief waivers, follow separate rules.

FAQs
What is the stamp duty rate in Andhra Pradesh?
For a standard sale deed, AP charges 5% stamp duty, 1% registration fee, and 1.5% transfer duty — totalling 7.5% of the property's market value or circle rate, whichever is higher.
Is this calculator's result the exact amount I will pay?
It's a close estimate based on standard published rates. The official amount is calculated on the government's circle (guideline) value, which may differ from your sale price, so always confirm the final figure on the IGRS AP portal or at the Sub-Registrar's office.
Does the calculator work for gift deeds and mortgages?
Yes. Select the document type and the calculator applies the correct rate: 2% stamp plus 0.5% registration for family gift deeds, and 0.5% for mortgage deeds, in addition to the standard sale deed calculation.
