AP Stamp Duty & Registration Calculator (2026)

Last updated: June 2026

Enter your property value and choose the document type to estimate the total registration cost in Andhra Pradesh — stamp duty, registration fee, and transfer duty, with a full breakdown. This is an estimate to help you budget; the official figure is calculated on the government's circle value, so confirm on the IGRS AP portal before you pay.

Enter the higher of your agreed sale price or the government circle (guideline) value.

Note: This calculator uses standard published Andhra Pradesh rates — for a sale deed, 5% stamp duty + 1% registration fee + 1.5% transfer duty. These are widely cited but not a substitute for the official figure. Circle (guideline) values were revised in February 2026 and vary by location, and the Sub-Registrar always charges on the higher of your sale price or the official circle value. Treat this as a planning estimate and confirm the binding amount on the official IGRS AP Duty Fee Calculator before you pay.

How the Calculation Works

For a standard sale deed, Andhra Pradesh charges three things on the property value: 5% stamp duty, 1% registration fee, and 1.5% transfer duty — a combined 7.5%. So on a ₹50,00,000 property, you'd budget ₹3,75,000 in total charges on top of the price itself.

A family gift deed is far cheaper because the state encourages keeping property transfers within a family transparent — just 2% stamp and 0.5% registration, with no transfer duty. A mortgage is charged only 0.5% on the loan amount, and a lease is charged a small percentage that rises with the lease term. The calculator applies the correct formula automatically when you pick the document type.

FAQs

What is the stamp duty rate in Andhra Pradesh?

For a standard sale deed, AP charges 5% stamp duty, 1% registration fee, and 1.5% transfer duty — totalling 7.5% of the property's market value or circle rate, whichever is higher.

Is this calculator's result the exact amount I will pay?

It's a close estimate based on standard published rates. The official amount is calculated on the government's circle (guideline) value, which may differ from your sale price, so always confirm the final figure on the IGRS AP portal or at the Sub-Registrar's office.

Does the calculator work for gift deeds and mortgages?

Yes. Select the document type and the calculator applies the correct rate: 2% stamp plus 0.5% registration for family gift deeds, and 0.5% for mortgage deeds, in addition to the standard sale deed calculation.
